As a representative of the Xiguan style in Guangzhou, Yongqingfang Area has recorded the ordinary years

of generations of Guangzhou people. In 2019, the second phase of the renovation of Yongqingfang was launched,

including Enning Road, Longjin West Road and Tenth Fu, Shangxiajiu Pedestrian Street Arcade, the most complete and

longest arcade street in Guangzhou was included, and the Jixiang Duan Commercial and Jinsheng Cinema were also in

charge.

Yongqingfang is based on the principle of repairing the texture of the block to create a spatial pattern of \"three

horizontal and four vertical\"; Four themed spaces have been formed: 1st Street (Qilou Street, Enning Road), 1st Chung (Lai

Chi Wan Chung), 1st Hall (Cantonese Opera Museum), and 1st Cinema (Jinsheng Cinema); The block will form a model

of business + entertainment + culture + tourism + ecology + residence with a good ecosystem. The reconstruction of

Jinsheng Cinema in this case will focus on \"commerce, entertainment and culture\", and will be implemented as a cultural

activity center format, as an important link in the 24-hour tourism and vacation closed loop in the region.

The whole design is based on the respect for the historical evolution and the local style, in addition to restoring

the details of the style unit, but also creatively reintegrating and perfecting, further improving the quality of the

architectural style, achieving good social effects, and paying attention to the coordination and transition of the overall

style, and the harmony and integration with the block. In this way, it is hoped to realize the most Guangzhou and

international historical and cultural districts, with outstanding characteristics, environmental improvement, cultural

inheritance, and continuous high-quality life community

永庆坊片区作为广州西关风格代表，记录了一代代广州人的平凡岁月。2019年，永庆坊二期改造启动，包括了恩宁路、

龙津西路与第十甫、上下九步行街骑楼，广州最完整和最长的骑楼街被囊括入内，都设负责的吉祥段商业和金声电影院也

在其中。

永庆坊以修补街区肌理为原则，打造“三横四纵”空间格局；形成四大主题空间：一街（恩宁路骑楼街）、一涌（荔枝湾涌）、

一馆（粤剧博物馆）、一院（金声电影院）；街区会形成生态系统良好的商业 + 娱乐 + 文化 + 旅游 + 生态 + 居住的模式。

本案的金声电影院的复建，将侧重于“商业、娱乐、文化”方面，落地为文化活动中心业态，作为本区域 24 小时旅游度假闭

环中的重要环节。

整个设计建立在对历史沿革和在地风貌的尊重之上，除了还原风貌单元细节外，还创造性地做好重新整合完善，进

一步提升建筑风貌的品质，取得良好的社会效应，同时注重整体风貌的协调过渡， 与街区和谐共融。以此，希望能实现最

广州、最国 际的历史文化街区，且特色突出、环境改善、文化传承的高品质生活社区。

项目位于广州市恩宁路历史文化街区，延续西关建筑风貌，打造

了融合地域性与现代性的商业街区。其中金声电影院作为中国最

早的有声电影院之一，承载过广州文化生活变化发展的历史，是

永庆坊二期最重要的改造节点，本案在改扩建设计的时候，以保

留街区和建筑的历史风貌 , 融合现代文化的设计工艺为根本，将

其重新打造成为集电影博物馆、展览、阅览、影映、文创、办公、

多功能剧场为一体的以电影为主题的文化娱乐中心。建筑主体底

座以极具岭南特色的柱廊窗格为设计来源，通过抽象简化，形成

与周边历史风貌相协调的基础部分。上层部分设计灵感来源于老

戏院的帷幕，以曲面穿孔铝板的形式，现代幕墙工艺手法表现幕

布的柔美，寓意新一代的大戏即将拉开。

如今的城市更新，有许多是用力过猛的，也有就是只改造，未达到更新的效果。

而金声电影院的改造，对于永庆坊而言，是街区结尾的一个文化名片；对于广州而言，

这是城市记忆的一次唤醒和功能活化。传承不难，难的是把过去的美好带回到今天，

把时代的样子映射在历史上。这样的城市更新与建筑改造，是本案的根本。

The renovation of Jinsheng Cinema is a cultural business card at the end of the block

for Yongqingfang; For Guangzhou, this is an awakening and functional activation

of the city's memory. It is not difficult to inherit, but the difficult thing is to bring the

beauty of the past back to the present and reflect the appearance of the times in

history. This kind of urban renewal and architectural renovation is the foundation of

this case.

永庆坊遵循修补街区肌理的原则，构建起“三横四纵”的空间

格局，并形成四大主题空间：一街（恩宁路骑楼街）、一涌（荔

枝湾涌）、一馆（粤剧艺术博物馆）、一院（金声电影院）。

整个街区将打造集商业、娱乐、文化、旅游、生态与居住

于一体的良好生态系统。本案中，金声电影院的复建将重

点围绕“商业、娱乐、文化”三大功能，以文化活动中心的业

态落地，成为推动本区域实现 24 小时旅游度假闭环的关键

环节。

Yongqingfang has been developed following the

principle of repairing the neighborhood fabric, resulting

in a spatial layout of \"three horizontal and four vertical

lines\" and the creation of four thematic spaces: one

street (the arcaded buildings along Enning Road), one

canal (Lizhiwan Canal), one museum (Cantonese Opera

Art Museum), and one theater (Jinsheng Cinema). The

entire area will establish a well-integrated ecosystem

combining commerce, entertainment, culture, tourism,

ecology, and residential living. In this project, the

restoration of the Jinsheng Cinema will focus on three

key functions—commerce, entertainment, and culture—

and will be implemented as a cultural activity center,

serving as a critical element in forming a 24-hour

tourism and leisure loop in the region.

在方案初期，我们也尝试了用金声电影院的保留部分的语言作为新建筑的立面，但研

究之后我们认为这是不尊重历史的做法。留存下来的立面片段我们应当完全保留，但是新建的

部分如果还要去模仿老建筑，就会成为不新不旧的“假古董”，会使行走在恩宁路的游览者分别

不清真正的历史建筑，看似是对历史的延续，但却会适得其反。

英国泰特美术馆的改造，旧建筑的部分采用保留修缮的方式，但新建部分却使用了完

全现代的玻璃盒子，这样哪些是老建筑可以一目了然，既保护了历史，又实现了旧建筑的新生。

新旧碰撞的一古一今的改造设计，呼应街区的首位，带给参观者和游客穿梭在历史街区，

最终步入现代生活的历程感受。金声电影院做为整个街区仅有的一处现代风格的文化建筑名片。

通过历史感的老建筑设计改造，去迎接街区的新生，针灸式的城市更新，是与传统和过去的一

次温和对话。

01. 保留记忆

金声电影院是恩宁路永庆坊历史变迁中的重要一页，也是西

关文化的繁华记忆。因此，设计首先将原建筑仅存立面作为

艺术遗迹，原样保留修缮。

Jinsheng Cinema is an important page in the historical changes

of Yongqing Fang on Enning Road, and it is also a prosperous

memory of Xiguan culture. Therefore, the design first took the

remaining façade of the original building as an artistic relic, and

kept it as it was.

00. 场地塑造目标

将延续场地历史、街区风貌作为场地塑造目标，将金声电影

院历史的体量还原出来，让它不再是保留的一层沿街牌楼。

The continuation of the history of the site and the style of the

block will be taken as the goal of site shaping, and the historical

volume of Jinsheng Cinema will be restored, so that it is no longer

a preserved archway along the street.

金声电影院建成伊始便是西关小姐、东山少爷云集的摩登之

地。还原老建筑的观影功能一直是设计的一个愿望，在结合策

划定位等要求，最终原有的影院空间引入了年轻人的现场演绎

的 livehouse，与历史残留的影院空间结合，也诠释了文脉上的

延续和空间价值上的提升。新的功能引入吸引了年轻群体，复

新观演功能，激发城市活力。

At the beginning of the construction of the Jinsheng Cinema, it was

a modern place where Miss Xiguan and Master Dongshan gathered.

Restoration of the viewing function of the old building has always

been a desire of the design, in combination with the requirements

of planning and positioning, the original cinema space finally

introduced the livehouse of the young people's live interpretation,

combined with the historical cinema space, and also interpreted the

continuation of the context and the improvement of the value of

the space. The introduction of new functions attracts young people,

revives the performance function, and stimulates the vitality of the

city.

02. 设计“点彩”

基于保留牌楼和收集的原有建筑图纸研究，设计完全尊重金

声电影院原貌的空间分隔比例：分为上下两部分，上半部分

主要承载核心的文化演绎功能，下半部分延续传统街区的商

业骑楼界面与建筑分隔，形成了上新下古的设计效果。

collected by the archway, the design fully respects the spatial

separation ratio of the original appearance of the Jinsheng

Cinema: it is divided into two parts, the upper part mainly carries

the core cultural interpretation function, and the lower part

continues the commercial arcade interface of the traditional

block and separates the building, forming a design effect of the

new and the ancient.

设计如同剧院帷幕，既是尾声亦是开端。金声电影院位于

街区东端，通过现代手法演绎与街区中部的民国建筑、西

端传统园林形式的粤剧博物馆共同铺陈出历史更迭的时空

路径，是永庆坊历史记忆的落幕，也吸引着人们揭开帷幕，

踏入永庆坊，观赏西关历史的新篇。

新时代的帷幕，背后依然是历史的传承。建筑最重要的南

侧立面我们没有直接贴临原有骑楼，而是后退一段距离，

使得从沿街较远处看过来的恩宁路依然保持完整的关西式

风格，直到走近金声电影院，新的建筑才展现于眼前，既

保证原有街道的历史感，又实现新建筑的跃然一新，让游

览者眼前一亮。

The design is like a theater curtain, both the end and the

beginning. Located at the east end of the block, Jinsheng

Cinema uses modern techniques to interpret the time

and space path of historical change together with the

Republic of China buildings in the middle of the block and

the Cantonese Opera Museum in the form of traditional

gardens at the west end, which is the end of the historical

memory of Yongqingfang, and also attracts people to open

the curtain and step into Yongqingfang to watch a new

chapter in the history of Xiguan.

Behind the curtain of the new era is still the inheritance of

history. The most important south façade of the building is

not directly attached to the original arcade, but retreats a

distance, so that Enning Road, which is seen from a distance

along the street, still maintains the intact Kansai style,

until approaching the Jinsheng Cinema, the new building

is displayed in front of you, which not only ensures the

historical sense of the original street, but also realizes the

new building, so that the visitors' eyes are bright.

项目整体分布有购物、餐饮、酒店等商业业态，本案作为金声电影院旧址，先天具有着文化业态属性。且作

为复（扩）建建筑，需新增当代功能满足新的需求，同时承担着吸引年轻人、激发片区活力的潜在要求。

The overall distribution of the project has shopping, catering, hotels and other commercial formats, and this case, as the former

site of Jinsheng Cinema, has innate cultural attributes. As a reconstructed (expanded) building, it needs to add contemporary

functions to meet new needs, and at the same time bear the potential requirements of attracting young people and stimulating

都设设计 广州永庆根据广州市自然资源局向广州市荔湾区旧城改造项目中心回复的《关与申请规划条件的复函》（穗规划资源业务函【2019】784 号）中提到：金声电

影院需配置社会停车场。

随着整个永庆坊商业的开发，停车需求将进一步增加。周边停车位难以满足本项目及周边街区居民的停车需求。

经与区规划、区文广、多宝街街道、广州地铁公司、五位结构专家进行沟通，经专家评审，原则上取消金声段深基坑设计及建设工程开发。

本项目经交评分析，本项目在满需停车需求和符合周边道路交通承载力的前提下。最多可考虑设计约 300 辆停车数量。

According to the reply of the Guangzhou Municipal Bureau of Natural Resources to the Old City Reconstruction Project Center of Liwan District,

Guangzhou City, the \"Reply to the Application for Planning Conditions\" (Sui Planning Resources Business Letter [2019] No. 784) mentions: Jinsheng

Cinema needs to be equipped with a social parking lot.

With the development of the entire Yongqing Fang business, the demand for parking will increase further. The surrounding parking spaces are

difficult to meet the parking needs of residents in the project and surrounding blocks.

After communicating with the district planning, the district Wenguang, Duobao Street Street, Guangzhou Metro Company, and five structural

experts, after expert review, the design and construction of the deep foundation pit of the Jinsheng section were cancelled in principle.

According to the evaluation and analysis of this project, the project is in line with the parking demand and the surrounding road traffic carrying

capacity under the premise of full demand. A maximum of about 300 parking spaces can be considered.
