Community Engagement
We support vulnerable groups through various initiatives and this year, our feature
engagement included “Brushing a Better Future” and “Light Up a Life” in Hong
Kong and Mainland China. The Chairman and Managing Director of Wharf REIC, Mr.
Stephen Ng joined hands with our volunteers to renovate a kindergarten in Hong
Kong. Both projects contributed over 680 hours to the community. [p. 25]

Safety Culture
We are committed to fostering a culture of wellbeing and safety among our employees. The
“PLAY” theme takes it a step further by infusing a
sense of playfulness into our daily lives [p. 9].
We also organised two fun day activities,
focusing on physical fitness and safety
awareness respectively, to encourage employees
to practice healthier lifestyles and maintain
safety consciousness in the workplace [p. 18]
This brochure underscores our commitment to three core aspects of sustainable development:

的重要成果,展示我们在「以人为本」、「守护环境」及
「永续兴业」三大关键范畴中的杰出表现。
尽管2024年本港及中国内地的营商环境依旧充满挑
战,我们的团队仍然坚持以可持续发展策略为航向,
审慎而果断地作出决策,为公司的稳健和长远发展
奠定坚实的根基。
人才是我们公司的成功之本。为应对本港及内地市
场普遍有关人手短缺的难题,我们积极推动多元共
融的企业文化及落实周全的人才留任、招募及培训
措施,成功维持了一个稳定且男女比例均衡的专业
团队。我们于年内大力推动多元化人才培训计划,并
透过举办「PLAY趣玩无限」员工身心健康系列活
动,营造一个充满活力且彼此扶持
的工作氛围。同时,公司秉持「安全
至上」的原则,不断优化我们的安
全制度,致力保障每位同事与合作

People remain the cornerstone of our success.
Despite widespread manpower shortages across
various industries, we successfully maintained a
stable and gender-balanced workforce through
comprehensive talent retention, acquisition and
learning strategies, and a supportive workplace
culture. The diverse people development
programmes and “PLAY” series of wellbeing
activities fostered an engaging and supportive
work environment. Safety remains our absolute
priority, and we continuously enhance safety
protocols to protect everyone working with us.
We maintain strong ties with our communities
through targeted initiatives in Social Inclusion
and Diversity, Youth Development, Nature
Conservation and Community Environment, and
Positive Ageing. In 2024, our colleagues, together
with their families and friends, contributed over
4,500 volunteer hours to community service,
demonstrating our firm commitment to social
responsibility. A significant milestone was our
youth development programme, successfully
engaging over 2,000 secondary school students
in career development and volunteering activities.
On the environmental front, we review our targets
with ambitions to align closely with stakeholders’
expectations in 2025. We are pleased to share that
parent companies Wharf Real Estate Investment
Company Limited and The Wharf (Holdings) Limited
have committed to set near-term company-wide
emission reduction targets in line with the Science
Based Targets initiative (SBTi). As key members of
the Group, WEL and WCEL will actively support this
commitment by aligning our operations with global
efforts to achieve these science-based targets.
Our dedication to creating a greener shopping
environment has been recognised, with Times
Square named Green Mall of the Year at the 2024
Hong Kong Green Shop Alliance Award. Harbour
City and Plaza Hollywood also achieved notable
recognition, including Harbour City receiving the
Grand Award in the Energy Management Category
at the 2024 CLP Smart Energy Award.
Operational excellence continues to underpin
our business. The WELL Health-Safety Rating
awarded to Times Square this year underscores
our ongoing commitment to sustainability and
occupant wellbeing, building on our previous
Platinum certification under the Leadership in
Energy and Environmental Design (LEED) v4.1 for
Existing Buildings: Operations and Maintenance.
Recognising that meaningful progress requires
collaboration, we organised diverse workshops
and events throughout the year, bringing together
stakeholders including tenants, shoppers, and
suppliers to promote environmental awareness,
community engagement, and cultural appreciation.
Finally, I extend my sincere gratitude to our
stakeholders for their continued trust and
support throughout our sustainability journey,
and particularly to our colleagues whose
dedication in seizing every opportunity continues
to drive our company forward. Your commitment
lays a strong foundation for our future growth.
Looking ahead, we remain dedicated to
strengthening our sustainability initiatives,
prioritising safety, and creating lasting value for
all stakeholders. Through continuous innovation
and collaboration, we aim to build resilient,

year, key contractors primarily provided cleaning, security, and technical support functions for the malls.
To support both organic growth and operational efficiency, the Company employs a variety of
recruitment methods. These include leveraging online platforms, conducting AI-based interviews,
attending career fairs, collaborating with tertiary/vocational institutions, and encouraging employee
referrals. We regularly evaluate our development programmes to cater to employees at all career
stages — ranging from recent graduates to seasoned professionals, and across different functions.
Our workforce comprises approximately 2,600 full time employees in Hong Kong and Mainland

talented employees for managerial position in business
management both in Hong Kong and Mainland China through
cross-functional placements and professional training.
Young Talents Development Programme — Leasing Associate
Programme: Recruits fresh university graduates aiming to
build a leasing career in Hong Kong. New joiners rotate through
different business units to gain a comprehensive understanding
of leasing operations.

青年人才发展计划 ─ 顾客服务/管业专员计划:针对具
工作经验、有意转型投身香港商场营运及客户服务工作的
青年。完成培训后,表现优秀的学员将获聘为正式员工,
并享有晋升机会。
学徒培训计划:资助香港前线员工进修工程相关课程,表
现优异者于培训期满后可晋升为技术人员,以肯定其专业
能力。中国内地的长沙IFS及成都IFS亦设有学徒计划,涵
盖顾客服务、物业营运及技术支援等范畴。
暑期实习计划:于香港及中国内地不同部门提供实习机
会,培育有志投身物业管理的年轻人才。
醒目知心大使计划:为香港退休人士提供再就业机会,充
分发挥他们的宝贵经验与技能。计划推行至今,已惠及逾
130位退休人士。
Young Talents Development Programme — Customer Service / Operations Associate Programme: Targets young
potentials with some working experience who eager to embark on a new career in customer service and shopping
mall operations in Hong Kong. After completion of training, successful trainees are offered permanent positions and
opportunities for promotion.
The Apprentice Training Programme: Sponsors frontline technical staff in Hong Kong to further their engineering
education. Employees demonstrating strong performance over the apprenticeship may be promoted to Technicians in
recognition of their competence. In Mainland China, Changsha IFS and Chengdu IFS also run apprentice programmes
focusing on customer service, building operations, and technical support.
Summer Internship Programmes: Offers internship opportunities in different departments both in Hong Kong and
Mainland China to nurture future young potentials for the property management industry.
The Bright Senior Ambassador Programme: Provides re-employment opportunities in Hong Kong to retirees,
acknowledging the valuable skills and experience they bring. Since its launch, over 130 retirees have benefited from the
programme.

Passions Series Love Series
「PLAY趣玩无限」系列旨在鼓励员工探索热情所在、建立爱与归属
感、发掘生活乐趣,并唤醒心中的年轻活力,让幸福感融入生活。
我们相信喜悦与满足感是健康生活的关键。于「迷你花园
工作坊」中,园艺治疗师带领香港物业员工透过多重感官
观察植物,并亲手制作个人化的小盆栽,将平静与欢乐带
回职场。此外,「CHILL CUT出色」工作坊则让参加者体验
日式雕刻艺术,发挥创意制作独一无二的雕刻作品。
We recognise the importance of joy, satisfaction, and zest for life by hosting
activities that spark creativity and mindfulness. In the Horticultural Therapy
Wellness Workshop, a gardening therapist guided HKIPs participants to
observe plants through multiple senses. They then created individual mini dish
gardens, bringing tranquillity and joy back to the workplace. Furthermore, The
Shine Carving Workshop introduced participants to the emerging Japanese art
of carving, allowing them to craft their own shine carving works.

Choi Day Tour’ — a day tour organised to our staff members along with their families and
friends to enjoy a day filled with fun and relaxation in nature. Additionally, the “Retiring
for Continuous Progress” Workshop was conducted with two experienced instructors
who shared retirement planning strategies, enabling participants to gain deeper
insights into retirement preparation from both psychological and financial aspects.

品手作坊;苏州IFS同事亦亲手制作竹扇,体验编织、绘画及修
剪技工艺,感受传统手作魅力。
香港物业以探索及自我发现为主题,举办「秋Fun田园盆菜宴」,邀请员工及其亲友共赴田园,享受轻
松自在的一日游。此外,我们举办了「以退为进」退休规划工作坊,由两位资深导师分享退休阶段上心
理与财务层面的规划技巧,协助同事掌握未来及作出妥善准备。
MLIPs launched various craftsmanship programmes. In Chengdu IFS and Changsha IFS, participants
fashioned wooden items and experienced artefact restoration, learning about heritage preservation.
Chongqing Times Square and Chongqing IFS also took part in artefact restoration. Shanghai Times Square
colleagues designed woven straw hats, while those at Dalian Times Square, Shanghai Wheelock Square,
and Wuxi IFS created stunning shell-inlaid jewellery. Suzhou IFS staff completed bamboo fans, including
weaving, painting, and trimming.

We have introduced various
measures to cultivate a supportive
workplace and enhance mental
well-being, including an employee
assistance programme, a mental
wellness e-learning series, and
regular wellness tips for staff in
Hong Kong and Mainland China.
MLIPs launched the “Mental
Toughness Questionnaire — Psychological Resilience”
training, highlighting resilience when facing challenges
and changes. This course includes experiential activities
that promote deeper self-awareness, enabling participants
to improve their mental toughness and confidently tackle
new obstacles. Additionally, Shanghai Wheelock Square
and Wuxi IFS collaborated to organise an online training,
“Become a Stress Manager and Master Key Competencies,”
from May to July 2024, providing practical strategies for
stress management.

Emphasising vitality and a light-hearted outlook,
HKIPs organised ‘Mat Pilates Workshop’. It focuses
on bodyweight exercises that target the core,
improve posture, and increase overall strength and
flexibility. Additionally, ‘Mini Pinecone Christmas
Tree Workshop’ was also organised for allowing
staff members to unleash their creativity and share the Christmas spirit with their families through
the crafting of mini-Christmas trees.

This year, WEL also enhanced adverse weather
and extreme conditions support for property
management employees with wider eligibility and
higher refreshment allowances. Looking ahead, we
will fully comply with forthcoming changes to Hong
Kong’s Employment Ordinance. We will also ensure
compliance with new statutory requirements in
Mainland China, starting from 2025, including the
gradual increase in the statutory retirement age
over a 15-year period and the introduction of two

In today’s rapidly evolving business landscape, AI is reshaping technology
and work. In response, HKIPs introduced the AI Literacy Empowerment
Programmes to equip colleagues of different levels with critical skills
for navigating AI complexities and selecting effective tools for content
summarisation, presentation creation, visual design and data analysis.
The Company also arranged an array of training initiatives to boost
work efficiency such as effective and positive interviewing skills, data
management training to help staff optimise Excel usage, as well as sharing
session on food and beverage licensing requirement for leasing related
operation. In total, 2,530 training hours were recorded for the above
trainings, advancing operational excellence across the organisation.
MLIPs conducted various training sessions, including “Intergenerational
Leadership Training” and “Performance Management Training,” which
attracted over 260 colleagues. The former combined theory with practical
experience, stimulating real-world scenarios to bridge the gap between

To enhance safety awareness, we provide comprehensive training on
the safe use of tools, machinery, chemicals, and protocols for working
at heights, preventing heat stroke, and managing confined spaces.
A “Safety Precautions in Fitting-Out Sites” webinar was held for staff
who conduct site visits or inspections in fitting out sites in Hong Kong.
Alongside routine checks, 10 cross-centre safety inspections took
place in HKIPs in 2024, with inspection findings promptly addressed
and discussed in safety meetings, further strengthening our overall
safety culture.
For non-technical staff, we provide general safety knowledge training
tailored to workplace needs. In Hong Kong, this includes webinars
and workshops on manual handling techniques and responding to
medical emergencies. Chengdu IFS, Changsha IFS, Dalian Times
Square and Shanghai Wheelock Square organised emergency first
aid training, equipping over 130 colleagues with first aid techniques,
cardiopulmonary resuscitation (CPR) skills, and knowledge for
managing common emergencies. This training enhanced their
awareness and empowered them to respond effectively to medical
incidents.
Additionally, we conduct fire drills and other emergency preparedness
activities to address potential safety hazards, such as confined space
incidents and customer injuries. These initiatives ensure employees
are well-prepared to respond promptly and effectively.

our employees. This year, we organised two engaging “Fun Days” at

To spark interest in physical fitness and
promote healthy habits, the Service
Excellence Development Department
launched the “Power 6 Fitness Games.”
This six-day event welcomed over 80
frontline employees from Harbour City,
Times Square, Plaza Hollywood, and
other managed properties. Participants
competed in activities such as pushups, jump rope, speed ladder drills,
and obstacle courses. The event not
only provided a platform for friendly
competition but also fostered team
solidarity as colleagues cheered one
another on throughout the challenges.
Complementing the fitness initiatives,
HKIPs hosted a Safety Awareness Day to
promote occupational health and safety.
Various departments collaborated to
create interactive safety booths, each
highlighting critical safety topics.
The booths covered subjects such as
office and construction site safety,
confined space protocols, and proper
chemical handling, all delivered in an
engaging, game-based format. The
event attracted over 280 participants,
who found the activities both enjoyable
and informative. Feedback from
attendees indicated that the event
successfully raised awareness of
essential safety practices while fostering
a fun and interactive atmosphere.

Establishing the WEL Volunteer Team in 2011, we have been accumulating over 39,000 hours in community service
and environmental volunteering programmes. Volunteers’ long-term contributions have been recognized by the
Hong Kong Volunteer Award for the Corporate – Certificate of Appreciation (500-1,999 service hours).
To further enhance our community impact, we launched a self-volunteering scheme this year, empowering
colleagues to participate in NGO-organised activities aligned with our four corporate themes.

Hearing-impaired individuals often face
significant challenges in planning their career
paths. Since 2020, Harbour City has collaborated
with the Lutheran School for the Deaf (LSD) to
provide summer internship opportunities for
hearing-impaired students.

Supporting Hearing-Impaired Individuals Knitting for the Community
听障人士在规划人生方向时面对不少挑战。自2020年起,
海港城与路德会启聋学校合作,为听障学生提供暑期实
习机会,协助他们探索职涯发展的可能,增强自信与职场
适应力。
于12月,中国内地物业推出「以织为约 共享美好」活动,
于冬季支援弱势社群。超过200位员工于工余时间编织
椅垫与装饰品,再由义工亲手送到长者院舍、学校及公
共空间,将温暖与关爱带进社区。
In December, the “Weaving a Better Community”
programme was launched across MLIPs to
support vulnerable groups during the winter
season. Over 200 colleagues participated by
knitting chair pads and decorations in their spare
time. These items were delivered to beneficiaries
and installed in nursing homes, schools, and
public areas by volunteers, spreading warmth
and care throughout the community.

HKIPs partnered with local NGOs to conserve
biodiversity. In March, volunteers cleared
invasive Mikania at Mai Po Nature Reserve for
World Wild Fund Hong Kong, protecting native
plants and exploring the wetland ecosystem. In
April, 22 volunteers pruned 50 tangerine trees
at Fung Yuen Butterfly Reserve, regenerating
waste tangerines to feed butterflies and support
biodiversity.

Promoting Low-Carbon Practices and
Resources Circulation 香港物业团队与非政府组织合作,推动生物多样性保育
工作。三月,义工于米埔自然保护区协助世界自然基金会
清除入侵植物薇甘菊,以保护本地植物物种,并加深对湿
地生态的认识。四月,22位义工前往凤园蝴蝶保育区修剪
50棵柑橘树,回收果实用于喂饲蝴蝶,支持生态循环与物
种共生。
WEL联同「复修办馆」举办为期两个周末的家电维修义工
行动。参加义工先接受风扇维修培训,随后为深水埗社区
协会的基层长者提供维修服务。此活动不但减轻基层家
庭经济压力,亦延长家电寿命,实践可持续生活。
成都 IFS 于6月举办慈善跳蚤市场,约200位同事参与,交
换超过300件二手物品,实践物资循环、减少浪费。义卖所
得善款亦用于资助60名弱势儿童,延续回馈社会的初心。

WEL partnered with “Repair Café HK” to
organise a two-weekend repairing campaign.
Volunteers attended a workshop to learn fan
repair techniques and later provided repair
services for low-income elderly at Sham Shui Po
Community Association. This initiative reduced
financial burdens, extended appliance lifespans,
and demonstrated WEL’s commitment to
sustainability.
Chengdu IFS organised a flea market in June
with 200 colleagues participating. Over 300
second-hand items were exchanged, promoting
resource circulation and reducing waste. Funds
raised from charity sale booths were donated to
support 60 disadvantaged children, reinforcing a
commitment to sustainability and giving back to
society.
As a responsible corporate citizen, we regularly organise volunteer activities aimed at preserving

年,我们透过不同计划惠及超过2,000名
中学生,协助他们发展技能并探索未来职
涯可能性。
自2016年起,海港城与合作学校 ─ 仁爱堂陈黄淑芳纪念中学合办
「iPlan师友计划」,由员工义工担任导师,透过小组活动、工作坊及
职场体验,协助学生认识自己潜能。
2022–2024届的10位学员于4月完成目标成果回顾,而新一轮计划
已于10月展开,继续由基督教香港信义会社会服务部的青年生涯
发展专家提供专业支援。
在「学校起动计划」下,WEL于香港物业提供19个暑期实习岗位,
让学生完成10日体验式工作。海港城亦举办两场职业探索日及
三次企业参观。时代广场则联同专业机构、顾问及指定承建商举
办可持续建筑教育活动,内容包括节能空调工作坊、绿建设施虚
拟导赏及环保主题午宴,让潮州会馆中学38名师生掌握可持续
工程的应用知识及未来出路。
Since 2016, Harbour City has collaborated with its partner
school, Yan Oi Tong Chan Wong Suk Fong Memorial
Secondary School, to implement the iPlan Mentorship
Programme. Through this initiative, staff volunteers act
as mentors, offering guidance and supporting mentees in
exploring their potential via structured bonding activities,
workshops, and job shadowing sessions.
In April, 10 mentees completed a review of their goal
achievements for the 2022–2024 programme. A new phase
of the programme was launched in October, continuing
the partnership with professional youth development
experts from the Evangelical Lutheran Church of Hong
Kong (ELCHK) Youth Career Development Service.
Under the PWC project, WEL actively supports
youth development initiatives, offering 19 summer
job opportunities across our HKIPs, where students
participated in 10-day internships. Additionally,
Harbour City hosted two Career Exploration Days
and three Company Visits to inspire students’
career planning. Times Square further partnered
with professional institutions, consultants, and
nominated contractors to deliver an educational
event highlighting sustainable building systems. The
event, which included an air conditioning workshop
showcasing energy-efficient technologies, a virtual
tour of green building features, and a sustainabilityfocused luncheon, provided a total of
38 teachers and students from Chiu

海会德丰国际广场16名义工学习太极基本动作,并教授
长者及残疾人士,透过运动促进心理健康与正向老龄。
集团一直积极支持香港公益金,除透过「企业及员工捐款
计划」捐款外,亦参与多项筹款活动。WEL联同200多位员
工参加「公益金百万行」及「公益金运动日」等活动,实践
企业公民责任。
Tai Chi, a low-intensity exercise, improves
flexibility, balance, and coordination while
enhancing sleep quality, regulating blood
pressure, and preventing osteoporosis. In
November, 16 volunteers from Shanghai
Wheelock Square learned Tai Chi basics and
taught the elderly and disabled, promoting
mental health and positive ageing within the
community.
The Group has been a dedicated supporter of
the Community Chest of Hong Kong. In addition
to direct donations through the Corporate and
Employees Contribution Programme, the Group
actively participates in various fundraising
campaigns. As an integral part of the community,
WEL has supported events such as Walk for
Millions, Sports for Millions, and engaged over
200 staff members in Dress Casual Day.

两地义工支援需要关爱的社群
香港,WEL义工队发起了「校园 在 油漆翻新计划」,为基督教香港
信义会辖下的「灵安幼儿学校」优化校
园学习环境。在海港城及时代广场工程
部大力支持下,团队筹办了两次油漆培
训课程,并于之后连续两个周末开展了
校园油漆翻新计划。约70位义工积极
参与其中,包括九龙仓置业地产投资有
限公司主席兼常务董事吴天海先生,以
及九龙仓置业有限公司助理董事兼总
经理(人力资源及行政)陆雅文女士,共
同贡献超过500小时进行幼稚园翻新
工作,成功为幼儿营造明亮舒适的学习
空间。
在中国内地,物业义工队与当地非政府
组织合作开展同名义工活动「夏日里的
一束光」,支援需要关爱长者及基层家
庭。活动内容包括教授制作艾草花束,
并为有需要人士提供清洁及简单维修
服务。90位同事合共贡献180小时,服
务对象超过170名有需要人士,协助改
善其生活质素。

strong support from Harbour City and Times Square Technical Departments, a
two-weekend repainting programme was organised, preceded by two painting
training sessions. A total around 70 volunteers, including the Chairman and
Managing Director of Wharf REIC, Mr. Stephen Ng, and WEL Assistant Director
and General Manager (Human Resources & Administration), Ms. Irene Luk,
contributed over 500 hours to renovate the kindergarten, creating a bright and
comfortable space for the students.
In Mainland China, MLIPs launched the “Light Up a Life” volunteering programme
in partnership with local NGOs to assist vulnerable elderly and families. The
programme equipped 90 colleagues with skills such as making Artemisia
Argyi bouquet and providing maintenance and cleaning services. Volunteers
contributed 180 hours, benefitting over 170 people in need and improving their
quality of life.

n Hong Kong, the WEL Volunteer Team initiated the “Brushing a Better Future”
project to improve the learning environment at Ling On Nursery School, a

with ISO 50001 standards for energy management, ensuring continuous improvement in both environmental

In 2024, HKIPs joined the Carbon Risk Real Estate Monitor (CRREM) Early Adopter Programme to assess our
transition risks. This analysis helps us refine our strategies to further advance our progress towards carbon
neutrality.
Alongside our risk assessment initiatives, we are actively implementing adaptation measures. At Harbour
City, a seaside property prone to storm surges and rising sea levels, we have installed additional flood gates
in high-risk and critical areas. Drawing on insights from the record-breaking downpour in Hong Kong, Plaza
W e recognise the risks posed by climate change to our business and follow the strategy of the Group to
manage climate-related risks and opportunities while strengthening our climate resilience.

Hollywood has also introduced extra sump pumps
and intermediate tanks were equipped to bolster the
mall’s climate resilience. We have also established
contingency plans across our Hong Kong and Mainland
China portfolios to minimise operational disruptions
caused by flooding and other extreme weather
events. These measures include inspections to repair
potential vulnerabilities and conducting emergency
drills to reduce potential damage and downtime
during increasingly severe weather conditions.
In addition, we adhere to the Group’s Climate Change
Policy Statement. By actively engaging with a range
of stakeholders, we continually explore emerging
climate-related opportunities to reduce both
emissions and operational costs.

In the past year, we continued to enhance energy performance via
upgrades. Apart from upgrading Air Handling Units, Harbour City
optimised chilled water supply temperatures and chiller combinations,
while Times Square overhauled one set of heat exchangers for the
cooling towers. Plaza Hollywood has upgraded its primary air-handling
units and installed variable speed drives at all existing PAUs in the Star
Atrium to reduce energy consumption during non-peak periods. Dalian
Times Square replaced heating, ventilation, and air conditioning fan by
electrically commutated (EC) plug fan.
Meanwhile, HKIPs and MLIPs continued lighting improvements by
installing LED lights, motion sensors, and other de-lamping and
retrofitting measures, reducing energy use by over 640,000 kWh
annually — equivalent to the monthly electricity consumption of more
than 2,300 three-person households.
We closely monitor electricity usage and seek opportunities for prompt
operational adjustments. For instance, Plaza Hollywood adjusts the
operation schedule and temperature settings of its air-cooled chiller
based on outdoor temperature.

一步结合人工智能与数码技术,实现设备实时监
控,令中央冷却系统更智能及高效。
海港城将海运大厦与海运大厦新扩建大楼的冷
冻水系统互相连接,根据两区的总用冷量选出最
佳的机组运行组合,提升整体能源效益。此方案
每年节省约54万度电力。同时,海港城透过感应
器与数据分析平台实时监测设备表现,并根据天
气及海水温度选取最节能的制冷及散热模式。此
创新项目令海港城荣获「中电创新节能企业大奖
2024」能源管理大奖,以及「香港绿建商铺联盟
大奖2024」卓越奖。
We continuously explore innovative solutions to optimise energy
efficiency. Times Square, for example, has successfully reduced
its energy consumption by implementing a trial of applying the
passive radiative cooling paint on its rooftop condenser water
pipes, effectively lowering the temperature of the cooling water in
the pipeline through sunlight reflection. This innovative solution
was widely recognised by the industry with the achievement
of multiple awards and the project is also listed as one of the
case studies in the “Hong Kong Green Building Council (HKGBC)
Retrofitting Guidebook (Version 2)”. Additionally, Times Square
took a trial to integrate this project with the application of AI
technology and other digital technology, enabling real-time
monitoring of equipment operation and making the central
cooling system smarter and more efficient.
Harbour City connected two nearby chilled water systems at
Ocean Terminal and Ocean Terminal Extension . This initiative
enables the selection of the most effective combination of units
based on the total cooling demand of the two zones, which
enhances overall energy efficiency. The optimal unit combination
was selected according to total cooling demand and resulted in
a saving of around 540,000 kWh of electricity annually. Real-time
data monitoring and analysis via field sensors and a data analysis
platform further identify opportunities for additional energy
savings. In addition, Harbour City also optimises heat dissipation
in its cooling units according to ambient weather conditions and
seawater temperatures, significantly boosting energy efficiency.
These innovative initiatives earned Harbour City the Grand Award
in the Energy Management Award Category at the CLP Smart
Energy Award 2024 and the Certificate of Excellence in the Hong
Kong Green Shop Alliance Award 2024.

IFS逾半能源来自水力发电;海港城、成都IFS、长沙IFS及大

150,000千瓦时的可再生能源;时代广场及荷里活广场亦有

书」,进一步支持本地可再生能源发展。
We support global efforts to achieve net-zero
electricity and renewable energy generation.
Chengdu IFS sources over half of its total energy
from hydropower, while Harbour City, Chengdu IFS,
Changsha IFS, and Shanghai Times Square have all
installed solar photovoltaic systems. In 2024, these
installations generated over 150,000 kWh renewable
energy; Times Square and Plaza Hollywood also
provided rooftop space for third-party contractors to
install solar photovoltaic panels. In Hong Kong, we
further support renewable energy development by
purchasing 80,000 kWh worth of Renewable Energy
Certificates (REC) from CLP each year.

We continuously enable the collection of recyclable
materials. Harbour City offers door-to-door recycling
services for computers and equipment to office
tenants to reduce hazardous waste in landfills. Over
the year, we collected and donated more than 960
kg computers and electronic equipment to the
Caritas Computer Workshop for reuse and recycling.
In addition, Plaza Hollywood started to collect small
electrical appliances for recycling in 2024. We adhere
to the “Prevention, Reuse, Recycling, Recovery &
Disposal” waste management hierarchy and prioritise
preventing waste at source. Our HKIPs continuously
review the location and necessity of garbage bins in
the malls whilst installing recycling bins to encourage
shoppers to divert recyclables from landfilling. In 2024,
over 4,600 tonnes of recyclables were collected and
diverted from landfill from HKIPs and MLIPs.

Following prevention and reduction at
source, we encourage redistributing surplus
materials to the needy across our Hong Kong
and Mainland China portfolios. In 2024, over
3,000 pieces of used clothes was collected in
the Cross-IP Sustainability Programme: Low
Carbon Living from HKIPs and MLIPs.
All three HKIPs offer food waste recycling
services. This year, Harbour City introduced
an E-food waste Platform, enabling tenants
to track their data on the cloud to help them
monitor and achieve their waste reduction
targets. We also promote food waste recycling
through direct tenant engagement, kitchen
visits, provision of educational materials
andrecycling bins, as well as arranging
seminars to further encourage sustainable
waste management.

首阶段《即弃塑胶产品规管条例》已于2024年4月22
日生效。三个香港物业早前已加设雨伞除水器,取代
即弃胶袋,鼓励顾客转变使用习惯,减少塑料废物。
同时,我们积极推动无纸化办公文化,包括重用信封、
文件夹及其他文具;采用双面列印,并于打印机旁设
置单面纸回收点,鼓励员工再利用。所有香港和内地
投资物业的办公用纸皆为FSC或等同环保认证纸张。
荷里活广场亦于营运中引入WhatsApp广播功能,减
少纸张使用之余亦能更迅速与租户的日常沟通。
Phase 1 of the New Regulation on Disposable
Plastic Products (the “Regulation”) came into
force on 22 April 2024. Before the Regulation
takes effective, the three HKIPs have added
dryer as alternatives, with an aim to change customers’ behaviour and reduce reliance
on disposable plastic umbrella bags.
In addition, we are actively promoting a paperless office by reusing envelopes, binders,
and other stationery items. We use double-sided paper whenever possible and establish
collection point for single-sided paper next to the printer to encourage colleagues to print
on reused paper. All office paper in HKIPs and MLIPs were FSC-certified or in equivalent
environmental-friendly certified
materials. To introduce paperless

监察室内空气质素
们高度重视办公及零售空间 我 的室内空气质素(IAQ),致力
为租户、顾客及员工提供安全、健康的
环境。海港城、时代广场及荷里活广场
每年均进行室内空气质素评估,我们
的中国内地投资物业亦会定期检查通
风及空调系统,并按需要启动清洁和
消毒计画,以预防空气传播疾病发生。
为进一步提升空气质素,时代广场于
所有服务办公楼及商场区域的送风柜
中加装了水离子化技术空气净化装
置,荷里活广场则采用了静电空气净
化过滤器。海港城则于13部配置变频
器的送风柜采用抗菌纳米纤维滤网,
有效减少细菌、病毒及致敏原等悬浮
污染物。这些高效滤网的寿命亦较传
统滤网长,有助减少废物产生。
此外,为确保空气处理系统效能,我们
定期为香港及中国内地物业的主空气
处理机及送风柜进行清洁保养,防止
尘埃积聚。上海会德丰国际广场为租
户开展全面的室内空气品质评估,在
五十个不同地点对七个关键参数进行
测试,照顾用户的健康及福祉。这些努
力展现我们对健康、安全与可持续营
运的一贯承诺。
Harbour City, Times Square and Plaza Hollywood carry out
annual IAQ assessments. Our MLIPs also conducted regular
inspections of ventilation and air conditioning systems, and
initiated cleaning and disinfection programmes as needed
to prevent airborne diseases.
To enhance air quality further at Times Square, hydroionisation purifiers have been installed in all Air Handling
Units serving office and mall areas. Plaza Hollywood has
adopted electrostatic air purification filters. At Harbour City,
antimicrobial minipleated panel nano-filters are used in
13 AHUs with inverters. These measures effectively reduce
airborne contaminants — such as bacteria, viruses, and
allergens. Their extended service life also helps minimise
waste generation.
Moreover, we ensure Primary Handling Units and Air
Handling Units across HKIPs and MLIPs undergo routine
cleaning to prevent dust accumulation and maintain efficient
system performance. Shanghai Wheelock Square performed
comprehensive indoor air quality assessments for tenants,
testing seven key parameters across fifty different locations
to ensure the health and well-being of its occupants. These
efforts underscore our commitment to delivering a safe and
healthy indoor environment, consistent with our broader
sustainability objectives.

为营造更环保的办公室文化,我们于香港物业向员工推行「办公室回收送暖行动」,收集物
业办公室内的塑料、玻璃及金属等回收物,并按回收量兑换食物包,转赠予社区内需要人
士,其中表现最积极的员工更可获得奖励。活动推行短短一个月内,海港城、时代广场及荷
里活广场的办公室回收物总量比活动前按月平均增加达60%, 成效显著。活动期间,我们亦
与修读香港大学环境管理硕士课程的学生合作,举办「香熏升级再造工作坊」,以创意手法
把空瓶重用制成香熏器,推广可持续生活概念。
To promote a greener office culture,
we organised a Recycling for Meal
Boxes campaign in the management
offices across HKIPs, collecting
plastic, glass, and metal to exchange
for food packages for those in need.
Staff who contributed the most
recyclables were rewarded. As a
result, the recyclables gathered at Harbour City, Times Square, and Plaza
Hollywood offices has increased by 60% in compared with the previous
month before the programme. We partnered with The University of Hong
Kong’s Environmental Management Master Programme to organise an Aroma
Diffuser Upcycling Workshop. This workshop creatively repurposed materials
to promote sustainability by reusing bottles.

We work closely with tenants to embed sustainability into their day-to-day activities.
Beyond seasonal recycling campaigns for individuals, WEL broadened its scope by
inviting tenants to become green advocates and set up recycling points in their
own office units to collect festive packaging. As the landlord, we supported them
by providing clean recycling signage to educate staff members on proper separation
and calculating their carbon reduction achievements. This initiative led to a 25% rise
in recycled red packets and mooncake tin containers compared to the previous year,
reflecting the success of landlord-tenant collaboration in waste reduction.
We also invite our tenants to join us in energy-saving initiatives. Harbour City
encouraged its office tenants to sign the Energy Charter and the 4T Charter, with 13
tenants committing to save the energy and combat climate change.

To foster a green culture internally, we provide comprehensive training sessions for staff,
frontline teams, and contractor workers. To enhance recycling efforts within the mall and
office towers, we introduce trainings to building supervisors and cleaners to educate working
procedures for proper recyclables handling and locations of recycling facilities in the mall
and office towers to ensure the collected recyclables were properly handled for downstream
recycling.
Our training also included environmental awareness to instil staffers’ responsibility towards
green practices, decarbonisation and environmental management, sharing best practices
from peers and the industry, encouraging employees to actively participate and integrate
sustainability measures into their daily operations, thus collectively fostering a strong culture
of sustainable development throughout our organisation.

Embracing Biodiversity and Biophilic Design
随着社会对生物多样性及自然为本解决方案的关注日增,中国内地物
业推出「都市菜农」计划,约140位同事参与育苗、种植及收成过程,透过
亲身体验加深对粮食来源的认识,进一步唤起对源头减少厨余的关注。
我们的香港及中国内地物业广泛采用亲自然设计元素。以海港城为例,
海运大厦露天平台建有垂直绿墙,港威大厦走廊设有盆栽景观,海运大
厦扩建部分天台更特别设置草坪。此外,时代广场及荷里活广场亦于户
外设置多棵大树,营造自然氛围;在中国内地,成都IFS于地下购物广场
设有植物墙,长沙IFS则建有天台花园。这些绿化设施不仅有助降低碳
足迹,亦彰显我们为城市建构更健康、更可持续生活空间的承诺。
With growing emphasis on biodiversity and nature-based
solutions, MLIPs introduced the “Urban Farmers” Programme,
in which around 140 colleagues took part in seedling
cultivation, planting, and harvesting. This hands-on exercise
deepened appreciation for food and heightened awareness
around reducing food waste at its source.
Across our HKIPs and MLIPs, biophilic design elements
feature prominently. Harbour City, for instance, has a
vertical green wall at Ocean Centre’s open terrace, planters
along Gateway, and a lawn on the Ocean Terminal Extension
rooftop. Times Square and Plaza Hollywood incorporate
outdoor trees for a more natural ambience, while Chengdu
IFS boasts a plant wall in its sunken plaza and Changsha
IFS features a rooftop garden. These integrations not only
help lower carbon footprints but also demonstrate our
commitment to cultivating healthier, more sustainable
urban environments.

024年,我们于三个香港物业及九个中国内地物业同步推行「低碳生活」 2 主题的跨城市可持续发展计划,鼓励员工从日常生活中实践更可持续的
生活方式。计划涵盖三项重点活动,包括旧衣回收捐赠、一日素食料理比赛及
Walk for Green,由个人层面出发,推动低碳文化在工作与家庭中延伸。

U nder the theme of Low-Carbon Living, the 2024 Cross-IP Sustainability Programme was organised
across three HKIPs and nine MLIPs, aiming to encourage colleagues and their families to adopt

审团双重选票肯定,最终18位来自香港及中国内地物业
的员工凭着其出色的素食菜式设计获得嘉许。
To promote textile reuse and recycling, Clothes
Donation drives were held in various investment
properties (IPs). Over 3,000 pieces of used
clothing were collected for recycling, donation, or
upcycling. Colleagues transformed old garments
into 166 new products — such as pet beds and
storage baskets — which were then donated
to animal welfare organisations. A total of 396
colleagues participated in this initiative.
This second activity was introduced to inspire
staff to adopt low-carbon diets by cooking and
sharing their vegan recipes. Across all IPs, 82
recipes were submitted. Over 1,500 staff took
part in the voting process, and 18 colleagues
from HKIPs and MLIPs were recognised by a
panel of judges and employee votes for their
outstanding vegan dishes.

我们鼓励员工以步行代替乘搭交通工具,
实践更健康、低碳的生活方式。因此推出
为期五天的「日行一万步」挑战,成功达标
者均可为有需要人士筹得食物包,将环保
与社区关怀结合为一。九龙仓置业地产投
资有限公司主席兼常务董事吴天海先生
更以身作则,亲身参与并连日达成每日万
步目标。部分参加者于10月亦参与了「回收
『行』动」,沿郊野径及公园收集回收物及
垃圾,实践环境保护。为表扬在Walk for
Green活动中表现最出色的员工,我们特
别以其名义于各物业地区认养树苗,感谢
其减碳贡献。活动共吸引逾550人参加,合
共筹得近1,000份食物包,并成功减少超
过4,500公斤碳排放。
在香港,我们特别与社区伙伴食德好合办
的送暖义工活动,将暖汤与早前活动所筹
得的食物包一并送到长者手中,将关爱送
进社区。

2,500名员工及其亲友积极参与,充份展
现我们对可持续发展与社区关怀的承诺。
Colleagues were encouraged to walk instead of using public
transport, promoting a healthier, low-carbon lifestyle. A
five-day “Walk 10,000 Steps” challenge was launched, and
those who completed it helped raise food packages for
the needy — an initiative combining environmental care
with community support. Mr Stephen Ng, Chairman and
Executive Director of WREIC, led by example, surpassing
10,000 steps daily.
In October, some participants also took part in a “Greener
Clean Up,” collecting recyclables and rubbish along hiking
trails and in parks. To recognise top contributors in the
Walk for Green campaign, the company adopted tree
seedlings in the names of those who achieved the greatest
carbon emissions reductions in each IP. With 550 total
participants, nearly 1,000 food packages were raised, and
more than 4,500 kg of carbon emissions were reduced.
In Hong Kong, a special volunteering event was arranged
where volunteers delivered the raised food packs, along
with nourishing soup prepared in partnership with Food
Grace, to elderly residents in need.
Overall, over 2,500 staff members — along with their
families and friends — took part in the Low-Carbon
Living programme, reflecting a robust commitment to
sustainability and community support.

energy consumption by
using advanced technology and other innovative measures such as radiative cooling paint that lowers the temperature
of the cooling water in the pipeline of chiller system through sunlight reflection. Harbour City has utilised innovative
methods to improve energy efficiency by connecting two nearby chiller plants. Plaza Hollywood has also applied
various measures including finetuning the operation schedule and temperature settings of its chiller based on outdoor
temperature, achieving effective energy savings.
At the 2024 HKGSA Award Ceremony, Times Square was honoured with the prestigious Green Mall of the Year and was
invited to share its innovative eco-friendly practices and experiences at the Ceremony. Times Square was also invited
to participate in the TV Programme “Smart and Green Shopping”, promoting its innovative environmental measures
and notable successes to the public. Harbour City received the Certificate of Excellence and Plaza Hollywood was
named among the final shortlisted malls, with all three properties receiving notable industry recognition.

In addition to these remarkable energy-saving
performances , our malls’ exceptional waste
reduction and recycling programmes were
commended by the Environmental Protection
Department under the Commendation Scheme
on Source Separation of Commercial and
Industrial Waste 2023/24. Times Square stood
out, earning the Diamond Award, Award for
Enhancement, and Award of Promotion — a
testament to a recycling rate exceeding 40% and
proactive initiatives to bolster recycling practices
and outreach. Harbour City received the Silver
Award and Award of Promotion, while Plaza
Hollywood secured the Bronze Award.
Both Times Square and Plaza Hollywood were also
acknowledged by the HKGSA Award 2024 with
the Excellent Green Practices Award — Waste
Management in recognition of their ongoing
endeavours to reduce waste and support the
Government’s vision on “Resources Circulation”.

Established in 2002, the Work & Services Improvement
Team aims to stimulate bottom-up ideas to optimise
work processes and reducing costs. Its most recent
initiatives centre on “process improvement,”
wherein team members analyse existing workflows,
design more effective procedures, and implement
enhancements including: integrating technology
to streamline security registration and overtime air
conditioning applications, optimising parking area
temperature control, and consolidating the parking
payment counter with the customer service centre to
improve customer satisfaction.

We conduct regular surveys — such as the

Survey — to better understand tenants’
and customers’ viewpoints. In 2024, tenant

Since the government ban on free distribution of plastic
umbrella bags came into effect in April 2024, Times Square
has introduced new measures to address slippery floors
on rainy days. Cleaners now use water extractors and
rechargeable water suction machines around escalators and
mall entrances. These user-friendly machines can rotate 360
degrees — ideal for narrow spaces and edges — and include
antibacterial features to prevent stains and odours, thereby
enhancing safety for both customers and employees.

时代广场参与环境保护署推行的「智能回收系统先导计划」,于有盖广场设置三个智能回收机,分别用于回

Guided by the principle of Care for Customers, we have installed various
barrier-free facilities — such as electrical staircase climbers for people with
disabilities, accessible washrooms, and designated parking — to ensure that
every visitor can enter and exit the mall easily and safely. At Chengdu IFS, we
also provide sign language services for customers with hearing impairments,
enabling clear communication.
Moreover, dedicated nursing rooms are available for mothers to breastfeed
or attend to their infants in a comfortable setting. All our shopping malls
and offices in Hong Kong have been recognised as Gold Label Breastfeeding
Friendly Premises and Breastfeeding Friendly Workplaces respectively under
UNICEF’s Say Yes to Breastfeeding programme.
Times Square has joined the
Environmental Protection Department’s
Pilot Programme on Smart Recycling
Systems by installing three smart
recycling bins in the covered piazza,
each designated for paper, metal, or
plastic bottles. Operable 24 hours a day,
these bins automatically measure and
record the weight of recyclables, while
also logging electronic “GREEN$” bonus
points for users. In addition to serving
tenants and shoppers, local residents
can also conveniently recycle at any time,
thereby enhancing the community’s
recycling services and efficiency.

Raising Tenants Environmental Awareness
We organised a Beverage Cartons Upcycling Workshop at Times Square, coaching tenants, employees,
and suppliers to transform discarded cartons into upcycled wallets, promoting waste reduction
and innovative sustainable living. Additionally, in collaboration with WWF Hong Kong, we hosted
the “Hoi Ha Wan Coral Exploration”
guided tour for our tenants. Participants
observed corals and marine life up close
through a glass-bottom boat, gaining
deeper insights into local ecology and
the importance of eco-friendly practices.

Rediscover the Relationship Between the Ocean and Plastic —
Partnered with Tenant to Address Ocean Plastic Pollution
The French plastic upcycling and laboratory vessel Plastic Odyssey
made its first visit to Hong Kong, docking at Harbour City and
showcasing innovative technologies that transform plastic waste into
valuable resources like plastic bricks and chairs. Additionally, Harbour
City collaborated with our tenant to host “OCEAN or PLASTIC?” popup exhibition designed by a local upcycling art and design studio and
launched on a “Charm Your Bag with Upcycled Art” workshop, allowing
shoppers to create unique accessories made of recycled plastic,
illustrating the potential of upcycling to combat ocean plastic pollution
and advance resource circulation.

Supporting Climate Action: Interactive Sustainability Displays on Three Key Carbon
Reduction Strategies
In alignment with Hong Kong’s Climate Action Plan 2050 and our commitment to sustainable
development, we have introduced interactive sustainability displays spotlighting three
major carbon reduction strategies: “Zero-Carbon Energy,” “Green Transport,” and “Waste
Reduction.” Rolling out across Harbour City, Times Square, and Plaza Hollywood during
2024–2025, these displays aim to raise public awareness of carbon neutrality and climate
change, encouraging shoppers to adopt a low-carbon lifestyle and support meaningful
climate action.
Supporting Earth Hour and Carbon Reduction Action
We actively participated in Earth Hour, organised by WWF Hong Kong,
by switching off unnecessary façade and external lights across HKIPs
and MLIPs to highlight the importance of environmental preservation.
Additionally, we backed the Carbon Reduction Action, co-organised by
the Environment and Ecology Bureau and the Environmental Campaign
Committee, encouraging the public to adopt low-carbon lifestyles.
Alongside displaying promotional posters in shopping malls, Harbour
City, Times Square, and Plaza Hollywood provided video wall airtime on
LED screens, further inspiring everyone to reduce carbon emissions.

为配合《香港气候行动蓝图2050》及我们对可持续发展的承诺,我们于2024至2025年期间,分别在海
港城、时代广场及荷里活广场设置互动展览,重点介绍三大减碳策略:「零碳能源」、「绿色交通」及「全面
减废」。展览旨在提升大众对碳中和及气候变化的关注,并鼓励顾客实践低碳生活,积极参与气候行动。
支持「地球一小时」及减碳行动
我们积极响应世界自然基金会香港分会主办的「地球一小时」活动,关闭香港及中国
内地物业的不必要外墙及外部照明,以唤起大众对环境保护的关注。同时,我们亦支
持由环境及生态局与环保促进会合办的「减碳行动」,鼓励市民实践低碳生活。除在商
场张贴宣传海报外,海港城、时代广场及荷里活广场更于LED大屏幕播放短片,加强

Constructing Green Space: Changsha IFS Created Starry Oasis
Changsha IFS has established the largest aerial lighting public space in Changsha
by utilising its rooftop garden. Through the addition of lawns and movable
furniture, this functional and open space caters to various social needs — from
leisure and relaxation to outdoor gatherings and group work. It also features
solar-powered charging seats, embedding sustainability into the design. Focusing on Ocean Health: Dalian Times Square Hosted the Exhibition
“Panda Planet — Protecting Marine Ecology with Giant Pandas”
As part of the Earth Day 2024 activities, Dalian Times Square collaborated with
One Planet Foundation to present “Panda Planet — Protecting Marine Ecology
with Giant Pandas.” The exhibition showcased blue panda and spotted seal
sculptures created by different artists, placed throughout the mall to raise
public awareness about biodiversity and promote marine conservation.

长沙IFS善用商场天台空间,建构全市最大的高空光影公共空间。新增草坪与可移动家具,打

Doulos Hope Floating Book Fair Makes Its First
Hong Kong Visit
The German non-profit organisation GBA Ships
brought its floating book fair ship, Doulos Hope, to
Hong Kong for the first time, berthing at Harbour
City. Offering over 2,000 books and souvenirs at
affordable prices, Doulos Hope aims to fulfil its
vision of sharing knowledge, help and hope in
the port cities. During its stay, the team also took
part in community outreach programmes, as well
as holding onboard sharing sessions to inspire
volunteerism.
Artistic Fusion of Light and Shadow:
Chengdu IFS Presents “Unity, In the
Name of Galaxy”
Chengdu IFS collaborated with
installation artist Juju Wang to stage
the art exhibition “Unity, In the Name
of Galaxy,” drawing inspiration from
the Big Dipper. Multiple installations,
displaying harmonious colours and
lighting, were set up throughout
the mall. An augmented reality
interactive game combined virtual and
real elements, offering shoppers an
immersive artistic journey.

流动书展首度访港
德国非牟利慈善机构「好书共享」协会将其流动书展船「望仆
号Doulos Hope」首次带到香港,停泊于海港城。船上展出逾
2,000本书籍及纪念品,价格亲民,希望向世界各地的港口城
市分享知识。书展期间,团队亦积极参与社区服务,并于船上
举办分享会,旨在启发更多人投身义务工作。

THE NAME OF GALAXY 流光之间」展览
成都IFS与装置艺术家Juju Wang合作,推出
艺术展览「UNITY, IN THE NAME OF GALAXY
流光之间」,灵感来自北斗七星。多组色彩与
灯光和谐交错的艺术装置分布于商场各处,
并设有扩增实境互动游戏,结合虚拟与现实,
